What is a home inspection?
A home inspection is a non-invasive, visual examination of the accessible areas of a residential property, which is designed to identify defects within specific systems and components.
What does a home inspection include?
Pinpoint Inspections llc will adhere to the State of Tennessee Standards of Practice and Code of Ethics as guidelines for our inspections. Your inspection report will include a descriptive narrative with photos outlining the conditions of the following systems:
- Roof system
- Exterior Features (siding, trim, gutters, landscaping, drainage/grading)
- Plumbing system
- Electrical System
- Heating and Cooling Systems
- Basement, Foundation, Crawlspace & Structure
- Fireplace/Chimney
- Attic, Insulation & Ventilation
- Doors, Windows & Interior Features
Why do I need a home inspection?
Buying a home could be the largest single investment you will ever make. Most buyers find it difficult to remain completely objective about the house they really want and this may have an effect on their judgment. A home inspector will provide an unbiased objective overview of the property allowing the buyer to make an informed decision.
How much does a home inspection cost?
The inspection fee for a typical one-family house varies geographically, as does the cost of housing. Pinpoint Inspections Residential Home Inspections start at $300 depending on a number of factors including the size and age of the home.
Do not let cost be a factor in deciding whether or not to have a home inspection or in the selection of your home inspector. The sense of security and knowledge gained from an inspection is well worth the cost, and the lowest-priced inspection doesn't always equal a quality inspection.
Do I have to attend the inspection?
Your attendance is not required during the inspection however it is encouraged. Attending the inspection will give you an opportunity to observe the inspection process and ask specific questions regarding the condition or maintenance of the property. If you are unable to attend the inspection we will be gladly review the inspection report with you at your convenience.
Do I have to address all items found during a home inspection?
No house is perfect. If the inspector identifies problems, it doesn't mean you should or shouldn't buy the house, only that you will know in advance what to expect. If your budget is tight, or if you don't want to become involved in repair work, this information will be important to you. If major problems are found, a seller may agree to make repairs or negotiate a lower price.
If you had a Move-In Certified® inspection performed you can use this report information to expedite closing by resolving issues identified in the report.
